Step-by-Step Process

 

Initial Meeting

A meeting will be scheduled to:

 

  • Explain the Portuguese market and its unique investment opportunities.
  • Provide tailored information to help the client make informed and confident decisions.
  • Understand the client’s specific requirements and objectives.

 


Phase 1: Defining the Investment Parameters

 

During this phase, the Investor is requested to share:

 

  • Investment Value: Desired budget for the investment.
  • Areas of Interest: Preferred regions or locations for the investment.
  • Type of Investment: Specify the property type, e.g., Apartment(s), Building(s), Land(s), Industry, Commerce, House(s), etc.
  • Purpose of Investment: Define the goal, e.g., Short Rental, Long Rental, Sale, Construction, Reconstruction, etc.
  • Investment Timeline: Indicate when you expect to start seeing returns.

 


Phase 2: Research and Proposal Submission

 

In this phase, we will:

 

  1. Conduct Research: Initiate detailed research and liaise with relevant parties, filtering the best options.
  2. Communicate Results: Share findings with the Investor through comprehensive proposals.
  3. Adapt to Needs: Refine the search based on additional feedback, if necessary.
  4. Document Review: Verify investment details, including property records, debt status, and official documentation.
  5. Pre-visit Preparations: For investments exceeding €300,000, we ensure a pre-visit and provide photos/videos.
  6. Shortlist Investments: Assist the Investor in selecting 2-3 investments for an in-person visit.
  7. Coordinate Visits: Align schedules and inform about travel dates for site visits.

 


Phase 3: Finalising the Investment

 

  1. Investment Review: Provide a detailed report on shortlisted investments, including return on investment (ROI) projections.
  2. Visits & Negotiations: Arrange and accompany visits, assist with final negotiations, and recommend legal counsel if needed.
  3. Contract Formalities: Oversee the signing of the Promise Contract for Purchase and Sale.
  4. Completion: Ensure seamless coordination and support through the finalisation and writing stages.
